Community involvement and charity — Assisting the integration and reconstruction of the Quanjiafu Community

Ruentex Development’s 2018 CSR report features the story “Responsible Corporate Citizenship: Ruentex New Twin Stars” on the accidental discovery that the then 27-year-old Ruentex New Twin Stars community was sea-sand houses during a routine inspection. Despite not being legally liable, we still took maximum accountability to reconstruct the Ruentex New Twin Stars community, receiving positive public acclaim.

Built in 1985, the Quanjiafu Community on Wolong Street was a 5-story walk-up apartment typically seen in Taipei. The buildings were found to contain high concentrations of chloride ions after the concrete started spalling and steel bars corroded. Regulations made it difficult for owners to retain the same area in the reconstructed apartments. Several construction companies declined to take on their case due to negotiation failures and the recession. After seeing reports on the Ruentex Twin Stars, the community committee contacted us for reconstruction even though Ruentex was not the original builder.

Yet, the road to reconstruction was a long, windy one where homeowners had divergent expectations and often voiced their reservations. Our Land Development team demonstrated professionalism, diligently communicating with each owner to address all their questions and provide them with a new safe home. We also want to give special thanks to the unrelenting residents for helping with this project.

During the endless meetings and the lengthy review process, several earthquakes forced us to race against the ticking time bomb. As the buildings continued to crumble, the community contacted appealed to the Taipei City Government and the City Council and received strong support to expedite the review.
Even though only one resident was slightly injured in these collapses, we realized the weight of our responsibility and the urgency for reconstruction.

After the efforts from the Taipei City Government, Ruentex, and community mothers led by Chairperson Lin, demolition and construction began in 2020!

Urban renewal and reconstruction can't make headway if the community is at variance. We contend that community unity is foremost in coordination with the builder. The unanimous approval of the community is the greatest encouragement for us. In addition, the city government's policy revision also played a key role in expediting the reconstruction.
